October Meeting: Encouraging Participation in Your Homeowners Association

Tired of seeing the same few faces running your association year after year? You’re not alone. Join other HOA officers for an informative session packed with proven ideas and best practices to boost participation and build community. We’ll discuss what drives involvement, how clear communication can change the tone of your meetings, and ways to make volunteering easier and more rewarding. This interactive workshop blends practical research with real-world examples to show how small, consistent actions can make a big difference. The goal is to leave with a few new ideas to energize participation in your HOA.

Road Paving - Across many neighborhoods, the condition of local roads has become a major concern. With Bloomfield Township’s aging infrastructure, many streets are reaching the end of their useful life. Decades of wear have left visible damage. While the Township has made road projects a stated priority, HOAs report that pursuing a Special Assessment District (SAD) is a complex and demanding process. Some communities have been granted Cape Seal treatments as an interim solution. Many associations want greater clarity and collaboration—seeking to better understand the process, increase transparency, and find more practical, fair ways to fund repairs while protecting neighborhood infrastructure. The meeting will include an overview of the current process, and a discussion of HOA experience in pursuing road improvements.
Flock Cameras - A second topic will be Flock Safety, which installs cameras for automated license plate recognition. Bloomfield Township Police Department (BTPD) actively uses Flock Safety technology as part of its municipal surveillance efforts. Residents are interested in discussing how Flock is integrated into BT operations for vehicle tracking and investigations.
